Incentive Policies Revised
|
Business Incentive Policies for Moorhead were approved by the City Council on April 3, 2006. Property tax exemptions and other tax incentives are available for many types of commercial/industrial development in Moorhead. The incentives are discretionary and require an application and Council action prior to any construction. New or changed policies include:
• Special three year property tax exemption for one “big box” retailer in each of four target areas zoned for that use.
• Regular incentives are available for retail and office uses that are part of an infill or redevelopment project.
• Strip malls, fast food restaurants, and other “pad site” development is no longer eligible.
• Office buildings can receive a 50% property tax exemption for a term based on total new value.
• Large campus-like office developments of more than 40,000 sq. ft. with research/high tech tenants can receive special negotiated packages.
• The wage floor for all employees of firms receiving business subsidies is now $7.75.

Gateway and Regional Commercial Regs Approved

The Moorhead City Council on March 6, 2006 approved revisions to the zoning ordinance to improve the appearance of development along the City’s major corridors. Changes in targeted areas include a requirement for three architectural elements on exterior walls, additional landscaping requirements, and requires at least 15% pervious surfaces. West 4th Street Businesses are Open
|
Woodlawn Dental Office, TRN Abstract, Edward Jones, American Omnicrop Insurance, and Moxie Java have now opened at their new locations on South Fourth Street. One commercial suite and the apartments at Woodlawn Terrace are now available for lease. Second floor space is also available in the former Kassenborg Building.
